The Enclave changes property management companies

Out with the old, and in with the new. Sentry Management is now managing The Enclave. This couldn’t happen quick enough. A lot of us felt the previous company was way behind the eight ball and couldn’t keep up and truly never followed through with enforcing the protective covenants. I’ll leave it at that! Now let’s get things in order and make the community pristine.

Recent board meeting on 9/1/2021, stated there are actions now being aggressively pursued to remedy a few unsightly homes not complying with the covenants. Also, we have strong reserves going forward. WHAT we could use, is more neighborhood participation via property management registration. Please get on the site and list your name and email so we can bring costs down by communicating through electronic means versus letters mailing costs.
In addition, I am looking for volunteers to jump on board for a holiday committee. Every year at Christmas, we’re the one community (with 3 entrances) on Palmer that has no lights at our signs and entry. Let’s change that this year and jointly dress up our sign with holiday lights. GARAGE SALE! We’ll soon be getting notices about our bi-annual garage sale event coming in October. I can’t emphasis enough how important it is to have us all in the loop by getting your name and email in the system so you can be “in the know” about our community. DR Horton, The Palms, a new community on Palmer Road (coming soon?)

What is currently a single family home, horse steeples, and a horse track, seems to be getting rezoned for a new single family home community on Palmer and Tatum Road. This property was once up for sale back in the real estate bubble days of 2005. Now national home builder, DR Horton wants to develop a new single family community called “The Palms” on this acreage and put in 46 single family homes. The property is 23.26 acres. There are planned trails and safer access for biking and walking around this future community. They’re proposing just 34% of this parcel for development. The preserve and trees on the northeast and eastern side are to mostly remain intact.

While I tend to stay away from giving my personal opinion on these topics (unless asked:-), I personally welcome the improvements to this part of Palmer Road. The road needs to be newly paved in this proximity, and for cyclists, it can only help by giving them a smooth surface less the patches over the potholes. I also think it’s a nice option for all of us in this eastern location to have a public walking trail to expand our walking options.

Point blank, there is an inventory homes for sale in The Enclave, Villages at Pinetree shortage. As of September 18th, One home recently listed at approximately 2460 square foot, went on the market and in two days, it was under contract.
The “move to Florida” trend is alive and well. Covid-19 has really surprised the market with a hot bed of activity and if it weren’t for builders, there would be an even more increased shortage of new homes.  Tatum Ridge school, being out East, close to parks, the interstate, and shops, just make The Enclave-Villages at Pinetree a very sought after community.  View Sarasota & Manatee County stats here for August 2020.
The first chart is showing “List Price by Square Foot ratio” and “Days to Sell” taken from our regional MLS over the last 12 months. The second is for over the last 6 months.

FPL Light Pole at Foot Bridge
If you’ve noticed the light pole missing from Fraser Pine, it apparently got knocked over. I notified FPL approximately 2 months ago and so far, no new pole has been installed. We are hoping to see it go up soon as it’s a bit dark for our resident pedestrians in the evening. Feel free to contact them as well. Maybe the more of us request the install, the better.

New community on Palmer coming soon!
The rural feel is starting to fill in!  We all like it the way  it is out East but everyone has the same desire to live in our East location.
Now Kolter Homes is coming to Palmer & Iona Rd. Their sign is for “ArtistrySarasota.com. Â Kolter is based out of Palm Beach and will be doing a lifestyle community with amenities. Here is a screen shot of their webpage for the community.
It doesn’t look to be a high density “affordable” housing community as was originally planned a few  years back. Which only makes sense. How could affordable housing get to public transportation in the first place this far East?  This project should only enhance our property values and with all  hope, help expand Palmer Rd. Near Laurel Lakes.

Anyone up for putting a pickup baseball or soccer game together during the week?  Let’s mix it up with the kids. There is an opening in the fence that leads to the fields at Tatum Ridge. It looks legal (?) to me and doesn’t have any “No Trespassing” notice attached to the area.

What a Blast!!
What a casual night was last night February 8th on Fraser Pine Blvd, when some neighbors got together in a casual event with some drinks, wings, pizza and more….. adults spent the night having fun and watching the kids playing until they dropped.
No invitation was needed… this is definetely something we need to do more often.
After 11 o’clock guys left for the #1 bar or what’eva you want to call it… in the area.
I am sure some where feeling better than others this morning.
Thank you everyone for coming and for the wine, beer, wings, cheese “cubes” and “wrapped”, crackers, shrimps and pizza.
