What is currently a single family home, horse steeples, and a horse track, seems to be getting rezoned for a new single family home community on Palmer and Tatum Road. This property was once up for sale back in the real estate bubble days of 2005. Now national home builder, DR Horton wants to develop a new single family community called “The Palms” on this acreage and put in 46 single family homes. The property is 23.26 acres. There are planned trails and safer access for biking and walking around this future community. They’re proposing just 34% of this parcel for development. The preserve and trees on the northeast and eastern side are to mostly remain intact.
While I tend to stay away from giving my personal opinion on these topics (unless asked:-), I personally welcome the improvements to this part of Palmer Road. The road needs to be newly paved in this proximity, and for cyclists, it can only help by giving them a smooth surface less the patches over the potholes. I also think it’s a nice option for all of us in this eastern location to have a public walking trail to expand our walking options.

Market report for The Enclave, Villages at Pinetree, Sarasota
Point blank, there is an inventory homes for sale in The Enclave, Villages at Pinetree shortage. As of September 18th, One home recently listed at approximately 2460 square foot, went on the market and in two days, it was under contract.
The “move to Florida” trend is alive and well. Covid-19 has really surprised the market with a hot bed of activity and if it weren’t for builders, there would be an even more increased shortage of new homes. Tatum Ridge school, being out East, close to parks, the interstate, and shops, just make The Enclave-Villages at Pinetree a very sought after community. The first chart is showing “List Price by Square Foot ratio” and “Days to Sell” taken from our regional MLS over the last 12 months. The second is for over the last 6 months.

If you’ve noticed the light pole missing from Fraser Pine, it apparently got knocked over. I notified FPL approximately 2 months ago and so far, no new pole has been installed. We are hoping to see it go up soon as it’s a bit dark for our resident pedestrians in the evening. Feel free to contact them as well. Maybe the more of us request the install, the better.

The rural feel is starting to fill in! We all like it the way it is out East but everyone has the same desire to live in our East location.
Now Kolter Homes is coming to Palmer & Iona Rd. Their sign is for “ArtistrySarasota.com. Kolter is based out of Palm Beach and will be doing a lifestyle community with amenities. Here is a screen shot of their webpage for the community.
It doesn’t look to be a high density “affordable” housing community as was originally planned a few years back. Which only makes sense. How could affordable housing get to public transportation in the first place this far East? This project should only enhance our property values and with all hope, help expand Palmer Rd. Near Laurel Lakes.
Hello neighbors. Just an FYI about Palmer Reserve next door to Phase III/Western Pine.
Ryland Homes is building mostly 2 story homes there. From the $300k’s. Thats great news for us as our prices are getting support in the market place. Their one floor plan will be on the 40′ lots they offer starting at $299,000. I remember buying my New Bridge plan with Centex at 2010 sq. ft. for $205,999. As you know thats with a tile roof and 3 car garage. I think the market is back!!!! As of 2/3/14, the county moved the cross walk back to the original spot for getting to Tatum Ridge Elementary School. I suppose this is to accommodate Palmer Ranch and Palmer Glen pedestrians as well as our coummunity. It seems to me that this will inevitably come with a traffic light at some point. Be ready!
Elections are over and the turnout was great. A new board, a new beginning. Personally, Todd Bowden should’ve been on the ballot. However, the outcome was very beneficial as voiced by many attendees. I have a feeling, we will be seeing Mr. Bowden in the near future on our board and he will be a big asset.
This is a lesson in what a community can do. We as residents, need to get involved on many levels and to be more active and more vocal, along with participating in meetings and subcommittees with our new board. Don’t sit on the sidelines and scrutinize or critique. GET INVOLVED!!!

Ryland Homes bought the parcel next to Phase III Enclave. This is the land in between Western Pine & Palmer Glen. The price was for $5.37 million. That comes to $200,260 per acre. There will be 90 homes and it will be called “Palmer Reserve”. Ryland will be building larger homes than the nearby community adjacent to Laurel Lakes; Palmer Lake. Look for 2200-3500 sq. ft. Starting in the high $200’s. They are planning to start developing in late June 2013.
The community amenities will be a tot lot & several parks.
As many of you have noticed, the recent ballots were sent out in April 2013 for the election of the Board of Directors. Somehow, the property management association erroneously neglected to add one of the applicants; Todd Bowden. Mr. Bowden did submit his application on time.

I represented the buyer on this beautiful, gift of a deal, Short Sale home for sale in The Enclave. We closed September 12th and it only took the bank 2 months to get the contract to closing. This home is located in The Enclave community, 3 miles east of Cattlemen and I-75.

Inventory for homes for sale in The Enclave is extremely low
It’s September 2011 and there are only *3 active listings on the MLS for homes for sale in The Enclave, Sarasota Florida. There is a good chance that we could start to see supply and demand factors. The 3 active homes appear to be overpriced and could explain why they’re still on the market.
There are 278 homes in the Enclave. Do the math and that’s approximately a 1% vacancy rate of homes for sale. Typically 5% is a normal rate. There are 23 homes in foreclosure status. Average days on the market is 96 days and the median price is at $260,500. I would say we could raise the prices a little. However, appraisals are still coming in low so this doesn’t help on financed transactions. If there are cash buyers out there (and there are), us sellers can be more firm on our price. Inventory across the board in Sarasota is very low and the crop is no creme le creme!
Season is almost here Our northern friends will be coming down looking to buy. In my opinion, if they looked last year and didn’t buy, just wait until they come down now and realize the inventory isn’t what it was. They’re likely to feel frustrated. 6 months from now will be an interesting analysis on The Enclave homes for sale numbers. Let’s see where things go. Recent vandals have taken to mischief last week by egging numerous homes in The Enclave. Neighbors on Fraser Pine mentioned they had eggs thrown at their house or car(s). If you see this activity going on, please contact the police right away by calling 911.
As many of you may have seen along Palmer Road this week (3/13 – 3/19) there is to be a traffic meeting on the 21st. The sign didn’t indicate what day so when I called the county on Monday and expressed my opinion that there should’ve been a date on the sign, they said they would get that message “over” to the department to let them know (SURE~~~~~thats going to happen)
So it turns out a couple (he mentioned a Mr. & Mrs name but I don’t remember their names) petitioned the county to lower the speed limit along Palmer Road from Porter to Niobi. They want it from 40 to 35 mph! How does this sit with you? Personally, I think they should be more concerned about where our kids cross the street to get to Tatum Ridge Elementary School than the celery fields speed limit. Really? Have you nothing else to do? This 1-1/2 mile stretch is within the scope of safe transit to allow a 40 mph allotment. Sorry, just got off my soap box. Now let me hear you. Better yet, go to this meeting and voice your opinion.

Tax software indicates over 3o homes in the foreclosure queue. Pipeline not flowing and now with BOA and others putting a temporary halt while they review their accountability, things may take a while to become active on the market.
I thought I would share this info with you as we’re all going to have to do some adjusting to our daily traffic routing. The folowing info was taken from the Sarasota County Gov.’s site on the Palmer Road detour. (Click here for link)

Palmer Boulevard area, Sarasota: A road closure is scheduled to begin this week as construction continues on the Celery Fields Regional Stormwater Facility improvement and expansion project. Palmer Boulevard from east of Bell Road to east of Center Road is expected to be closed Monday, June 7, through Sunday, Aug. 22. Variable message signs about the upcoming closure already are installed on Palmer Boulevard. Traffic eastbound on Palmer Boulevard will be detoured to the north onto Bell Road, then east onto E. Sawgrass Road and diverted back onto Coburn Road, then north to Fruitville Road. Westbound traffic on Palmer Boulevard also will be detoured north to Fruitville Road via East Road.
Also, the sidewalk along the west side of Raymond Road from Palmer Boulevard south to the Raymond Road wooden bridge is closed. In addition, the sidewalk along the north side of Palmer Boulevard from Center Road to the gazebo is closed due to off-road equipment traffic. Pedestrians will need to use another route in this area. Construction equipment will be moving in and out of the Celery Fields on the northwest side of the Raymond Road wooden bridge. The project is expected to be completed in late fall of 2010.

What a casual night was last night February 8th on Fraser Pine Blvd, when some neighbors got together in a casual event with some drinks, wings, pizza and more….. adults spent the night having fun and watching the kids playing until they dropped.
No invitation was needed… this is definetely something we need to do more often.
After 11 o’clock guys left for the #1 bar or what’eva you want to call it… in the area.
I am sure some where feeling better than others this morning.
